My answer is a big NO – and here’s why.
When rates are high, prices tend to drop. Right now, you can buy for less, but the trade-off is a higher interest rate. At first glance, it might seem like it all evens out, but that’s not quite the case. Buying when prices are lower can put you ahead in a few key ways—especially because interest rates change.
If you wait for rates to come down, you’ll be jumping into the market at the same time as everyone else. More buyers mean more competition, higher prices, and fewer choices. But if you buy now, you’re looking at lower prices, motivated sellers, and a better selection of homes. Yes, you’ll pay a higher rate for now, but that’s temporary—prices, on the other hand, are much harder to negotiate once the market heats up.
Saving 15-20% (or more) on the purchase price is a game-changer. A lower price means a smaller down payment, and you could get into a home or neighborhood that might have been out of reach before. Plus, if you buy something under a million now that would have been over a million a year ago, you won’t have to put down 20%. That’s a major advantage.
It’s what we call “marrying the house and dating the rate.” You commit to the home you love, knowing that when rates drop, you can refinance and lower your monthly payments—or keep them the same and pay off your mortgage faster.
Trying to time the market perfectly is nearly impossible. Instead of focusing on short-term conditions, think about what works for you long-term. If you find the right home and you can afford it, that’s what truly matters—whether it’s now or when the market is at its peak. In the end, it’s not about timing the market; it’s time in the market that makes the biggest difference.
